What the entry costs actually look like
The headline price is between 6% and 9% short of what a Dubai purchase costs to complete. The Dubai Land Department transfer fee is 4% of the purchase price, trustee fees run roughly AED 2,100 to 4,200, title deed issuance is around AED 580, agency commission is typically 2% plus VAT, and a mortgage adds registration at about 0.25% of the loan plus valuation. Budget the full stack before comparing two units, because a cheaper unit with a higher agency fee can close the gap entirely.
The costs that follow completion matter more to the return. Service charges are quoted in AED per square foot and vary from roughly AED 10 in value communities to over AED 60 in prime towers, and they are the single largest variable between two apparently similar yields. Pull the figure for the specific building from Mollak rather than accepting a community average.
How we filter
A shortlist is only useful if it removes options. Ours applies four filters in order: freehold eligibility on the specific plot, building-level service charge against community average, achieved Ejari rent rather than portal asking rent, and a realistic vacancy allowance of 6% to 8% on mid-market stock. Anything that survives those four is worth a viewing; anything that fails one is usually failing on the number that decides the outcome.
Where the brief is off-plan we add escrow verification and the developer's delivery record on comparable phases. See Dubai off-plan for that route, and how to evaluate a Dubai developer for the underlying method.
Yield versus growth, honestly
Mid-market Dubai communities commonly print 6% to 9% gross and land at 5% to 7% net once charges, management and vacancy are applied. Prime addresses such as Downtown and Palm Jumeirah usually print 4% to 5.5% gross, which means the case there rests on capital growth rather than on cash flow. Neither is wrong, but a buyer optimising for income who buys prime, or a buyer optimising for appreciation who buys a high-yield studio, is holding the wrong asset for the stated objective.
Rental income is not subject to personal income tax for most individuals in the UAE, which improves the after-tax comparison against a domestic property. Your home country may still tax it, so run the comparison after tax on both sides rather than on the UAE figure alone.
Buying from abroad
Remote purchases are routine and the friction is administrative rather than legal. A power of attorney prepared and legalised abroad typically runs USD 300 to 900 and must name the specific authorities the attorney will exercise. Bank account opening for a non-resident buyer should be started in the same week as the property search, not after the MOU, because the two timelines run two to four weeks apart and only one is under your control.
