Off-plan

Dubai off-plan investment

Roughly 60 to 70% of Dubai sales are off-plan. We filter projects by escrow status, developer delivery record, and post-handover payment flexibility.

Quick answer: Off-plan purchases register on Oqood with 4% DLD paid at SPA stage. Funds sit in DLD-regulated escrow until construction milestones. Compare payment plans (60/40, post-handover) against lost rental income during build.

What escrow does and does not protect

Off-plan payments in Dubai sit in a DLD-regulated escrow account and are released to the developer against verified construction milestones. That protects your money from being spent on a different project. It does not guarantee the handover date, the finish quality, or the rent the brochure projects, and it does not make a cancelled project costless. Verify the escrow account number on Dubai REST against the account named in the SPA before any payment, because a mismatch is the clearest single red flag in the market.

Reading a payment plan properly

A payment plan is a financing product, and comparing two of them on headline percentages misses the cost. A 60/40 plan with 40% due at handover requires either cash or a mortgage approval at completion, and valuation at that point can come in below the purchase price on a market that has moved. Post-handover plans spread that load but usually price it into the purchase, so the effective cost of finance is embedded rather than absent.

Run every plan against the same question: what is the total outlay, and when is rent first received? An off-plan unit completing in 2029 earns nothing for the intervening years while a ready unit earns from month one. That gap, not the discount, is what the comparison turns on. See payment plans and off-plan versus ready.

Developer risk is specific, not general

On-time delivery rates vary widely across Dubai developers. A tier where 95% of projects complete on schedule means five in a hundred slip; a tier at 65% means thirty-five do. When a project is delayed the buyer carries the cost: capital stays committed, rental income does not start, and calendar-linked instalments may still fall due. Check the record on comparable phases from the same developer rather than on the corporate average, because flagship projects are not representative.

What we check before a project reaches your shortlist

  • Escrow account verified on Dubai REST against the SPA.
  • Trakheesi permit confirmed for the marketing agent.
  • Developer delivery record on comparable completed phases.
  • Payment plan modelled to total outlay and first rent received.
  • Service-charge estimate stress-tested against audited budgets in similar stock.
  • SPA delay and cancellation clauses read, not summarised.

Where a project fails one of these we say so rather than reordering the list. Further reading: off-plan risks and delays and escrow and Oqood explained.
