Why RAK is being repriced

The Wynn Al Marjan Island resort, due to open in 2027, has pulled a wave of branded residence launches onto a small island market. One-bedroom apartments on Al Marjan that traded around AED 550,000 to 900,000 before the announcement now commonly ask AED 900,000 to 1.6 million, a move of roughly 40% to 60% in eighteen months. That is the opportunity and the risk in the same sentence: a large share of investor value is now tied to one island and one event.

Underwrite the timeline pessimistically. A twelve-month slip on the resort opening is survivable on a five to seven year hold and fatal on a two-year flip, because the secondary market in RAK is materially thinner than Dubai's and a quick exit can take considerably longer than the same unit would in Marina.

Three communities, three different bets

  • Al Marjan Island. The launch zone and the Wynn-adjacent play. Highest price movement, highest concentration risk, and the deepest branded-residence pipeline including Mondrian, Waldorf Astoria and Nikki Beach product.
  • Al Hamra Village. The mature alternative: established rents, golf and marina amenity, published service-charge history, and a genuine resale record. Lower headline growth, materially more evidence.
  • Mina Al Arab. Single-developer lagoon community from RAK Properties, which reduces delivery fragmentation but concentrates counterparty risk in one balance sheet.

Getting the yield right

RAK listing gross yields of 7% to 9% are commonly quoted, above the Dubai average of 5% to 7%. The gap narrows once real costs apply. Service charges on island stock run in the AED 14 to 20 per square foot range, management on a remote-owned unit takes 5% to 10%, and vacancy in a growing phase should be modelled at 10% to 12% rather than the 4% to 6% a mature Dubai building supports. Net frequently lands between 3% and 5%.

Listing-based gross and valuation-based indices can diverge sharply here, so treat any single-source yield figure as a claim rather than as evidence. The RAK rental yield guide sets out the method we use.

Before you reserve

  • Confirm the escrow account named in the SPA matches the RAK authority record.
  • Ask for the service-charge schedule in AED per square foot, in writing, for the specific tower.
  • Check what share of the payment plan falls due at handover; 40% to 60% is common and needs a financing plan.
  • Model the exit window at 2029 to 2030 rather than assuming a pre-completion assignment.
