Qatar Relocation Guide 2026: Visas, Housing, Schools & First 90 Days

TL;DR: Qatar relocation works when two things line up: a competent employer PRO, and a basic salary that clears MOI family sponsorship — QAR 10,000/month, or QAR 6,000 + employer-provided housing (MOI circular, 2023). Total package QAR 25,000 means nothing if basic is QAR 9,500. Bring QAR 10,000–15,000 cash for the first 60 days; your first salary may land after setup costs hit. Do not sign a Pearl lease until you have mapped school bus routes and a 7:30 AM commute to your actual office.

Disclaimer: Qatar immigration rules change. This is an operational guide, not legal advice. Confirm salary thresholds and document attestation with your employer and MOI.

Who relocates to Qatar — and why

Most Doha expats work in LNG, sovereign wealth, aviation (Qatar Airways), construction, or healthcare. The city is smaller than Dubai — you will know your compound neighbours within a month — but Hamad airport, the road network, and hospital access are genuinely strong. That matters when you are managing a family move, not when you are comparing brunch scenes.

Who we see most often:

  • Single hires on employment visas — fastest path, fewest MOI hurdles
  • Families trailing once basic salary hits QAR 10K, or QAR 6K with company housing on the contract
  • Property buyers in The Pearl or Lusail testing residency-by-ownership separately from a work visa
  • GCC switchers from Dubai or Riyadh renegotiating packages — watch the basic/allowance split

Property context: Qatar property investment guide · Residency by property

Pre-arrival checklist (8–12 weeks before)

1. Contract review — non-negotiables

Before you book flights, open the offer letter and check these line by line — HR summaries lie by omission:

  • Basic salary on its own line (MOI uses this for family visa, not your headline package)
  • Housing: company villa/compound written in, or cash allowance only?
  • Schooling allowance — separate line? Cap per child? Paid to school or reimbursed?
  • Health insurance: you only, or spouse and children included?
  • Annual flights: which family members, which cabin class?
  • End-of-service gratuity formula — must match Qatar Labour Law

Family visa math (MOI 2023): sponsor spouse and children at QAR 10,000 basic, or QAR 6,000 basic + employer-provided accommodation on contract. A QAR 8,000 basic plus QAR 12,000 housing allowance does not qualify unless housing is company-supplied.

Red flag: any clause asking you to repay government visa fees. Employer liability — typical government fees run QAR 800–1,800.

2. Document attestation

Usually required:

  • Degree certificate (attested home country → Qatar embassy)
  • Marriage certificate (for family visa later)
  • Birth certificates (children)
  • Police clearance (some employers)

Start early — attestation adds 2–6 weeks.

3. School research (if children)

Apply before arrival. See Doha international schools guide.

4. Salary structure audit (families)

Open Excel. Line-by-line:

Line itemYour offerQuestion for HR
Basic salaryQAR ?Is this the figure MOI uses for family visa?
Housing allowanceQAR ?Cash or company villa? Which compound?
TransportQAR ?Car provided or allowance?
SchoolingQAR ?/childCap per child? Paid direct or reimbursed?
FlightsTickets/yearWhich class, which family members?

If basic salary is QAR 9,500 and housing is QAR 8,000 — you likely cannot sponsor family until basic crosses QAR 10,000. Negotiate before flight.

5. Medical and vaccination records

Bring immunisation records for children — schools request them at enrolment. Chronic medication: carry prescription letters in English.

Document attestation — step by step

Attestation only becomes urgent around week six, when your QID stalls and HR starts blaming “missing documents.” Start the chain before you book flights.

Standard chain (varies by nationality):

  1. Notary or apostille in home country
  2. Foreign affairs ministry stamp at home
  3. Qatar embassy in home country
  4. MOFA Qatar on arrival — employer PRO handles this; doing it yourself wastes weeks

What actually needs attesting:

  • Degree certificate (skilled visa classification)
  • Marriage certificate (family sponsorship later)
  • Birth certificates (each child)
  • Employment reference (some employers, not all)

Timeline: 2–6 weeks from zero. PRO agents have queue relationships — use them.

Translation: MOI sometimes wants Arabic versions. Budget QAR 200–500 per document at a licensed agency. Google Translate printouts get rejected.

Visa pathway — work residence

Step 1: Entry visa (visit / work entry permit)

Employer submits to Ministry of Labour / immigration system. You receive PDF entry permit — print it. Airlines check at boarding.

Your action: passport validity minimum 6 months (9 months safer).

Step 2: Arrival

Immigration stamps entry. Collect luggage. Employer PRO or driver often meets corporate hires.

Within 48 hours: medical appointment booked — do not skip.

Step 3: Medical fitness test

Blood test, chest X-ray, general screen. Failures rare but happen (communicable disease flags). Retest possible.

Cost QAR 100–200. Employer pays.

Step 4: Biometrics and fingerprinting

At MOI or designated centre. Required for QID.

Step 5: QID issuance

Your Qatar ID card. You need it for bank, lease, SIM contract, and school enrolment finalisation.

Residence permit fee ~QAR 500 reference; work permit annual ~QAR 100.

Timeline total: 4–8 weeks from arrival with a competent PRO. 12+ weeks if documents were wrong the first time.

Full process article: Qatar work visa process

Step 6: Metrash2 and official apps

Download Metrash2 (MOI). Check visa expiry, traffic fines, some sponsorship services.

Metrash2 tip: set calendar reminder 90 days before QID expiry — renewal involves medical repeat.

Family health insuranceMaternity costs

Qatar Labour Law end-of-service: typically 21 days basic salary per year first 5 years, 30 days after — verify contract matches law.

Family sponsorship

Core rule: QAR 10,000 basic salary for sponsoring spouse and children (MOI practice — verify current circular).

What “suitable accommodation” means: landlord letter stating family occupancy; studio apartments often rejected when sponsoring children. Two-bedroom minimum commonly expected.

Documents checklist:

  • Attested marriage certificate
  • Attested birth certificates (each child)
  • Lease contract + landlord NOC
  • Salary certificate from employer (basic salary stated)
  • QID copy
  • Passport copies
  • Photos

Processing: 2–4 months. Fee ~QAR 2,000–4,000 per dependant.

Spouse employment: separate work visa — your sponsorship does not automatically grant work rights. Spouse needs employer sponsor or specific permit route.

Deep dive: Qatar family visa sponsorship

Strategy for trailing spouse: spouse can enter on visit visa while you settle; convert timing sensitive — consult PRO.

Housing hunt — practical playbook

Rent payment culture

Most landlords want post-dated cheques (4–6 cheques/year). Single payment sometimes discounted. Budget security deposit (1 month) + agency fee (often half month).

Furnished vs unfurnished

Corporate packages often include 4–8 weeks serviced apartment. Use that period to:

  • Visit schools
  • Drive commutes at 7:30 AM
  • Check Kahramaa billing with neighbours

Compound vs tower

Compounds: security, pools, community — popular with families (West Bay Lagoon, Abu Hamour compounds).

Towers: Pearl, Lusail, West Bay — amenities in building, valet culture.

Rent table: Doha rent prices by area

Before signing lease

  • Read break clause (early exit penalty)
  • Confirm Kahramaa account transfer process
  • Parking spaces included? (Pearl often tight)
  • Pet policy if relevant

Schools during relocation

Timeline:

  • Month -6: apply online to 3–5 schools
  • Month -3: assessments / interviews
  • Month -1: registration deposit paid (non-refundable)
  • Week 1 arrival: uniform shop, bus route confirm

Two children ≠ one place — siblings sometimes not guaranteed adjacent years if oversubscribed.

Hub: Doha international schools · Fees: Qatar school fees

Banking — first month

  1. Employer arranges salary account (often pre-selected bank)
  2. QID + passport + salary letter
  3. Activate online banking day one
  4. Apply credit card after 3–6 months salary (optional)

International transfer for property deposit: notify bank in advance; SOF docs ready.

Healthcare setup

Employer registers you with network insurer. Download insurer app; check hospital list.

Family add-on: if not included, budget QAR 8,000–20,000/year family plan private.

Maternity: confirm hospital in network (Sidra, Al Ahli, etc.) before planning pregnancy.

Qatar healthcare guide

Driving and transport

License conversion: many countries convert without test; others require lessons at Qatar Driving School.

Car buying vs leasing: lease QAR 1,800–2,500/month compact; purchase used popular for 2-year contracts.

No Uber-only strategy: Doha spreads; school runs need car most families.

Qatar driving license

Culture shock — real talk

Ramadan: shorter office hours, no eating in public during daylight, school timings shift. If you can, avoid arriving mid-Ramadan for your first house hunt.

Dress: shoulders and knees covered in malls. More conservative than Dubai in daily practice.

Alcohol: QDC permit plus licensed venue only. No supermarket runs.

Photography: skip government buildings and strangers without consent.

Property + relocation

Rent-first works: family rents in Lusail 12 months, validates the school run, buys a Pearl 2BR once residency-by-property threshold is clear.

Do not mix tracks — work visa cancellation hits dependents. Property investor visa runs on separate rules.

FAQ

How much cash to bring? QAR 10,000–15,000 for the first two months if your employer pays no advance — covers deposit, food, transport, setup.

Can spouse work? Only with own employer sponsorship or a separate work permit. Family residence does not grant work rights.

Is Qatar safe? Low violent crime. Respect Ramadan hours and dress codes in public spaces.

Alcohol? Licensed hotels and clubs for non-Muslims with a QDC permit — stricter than Dubai, no supermarket sales.

What if I lose my job? Short grace period to transfer sponsorship or exit. Negotiate notice period early; school year timing matters for children.

Can I buy property while on work visa? Yes in freehold zones. Residency-by-property is a separate track from employment visa — get legal review.

Is Arabic required? No for daily expat life. Helps at government counters and with older landlords.

Best month to move? September lines up with school year. Avoid mid-June to mid-August for house hunting if you can.

Leaving Qatar — exit checklist

When contracts end or you transfer to another Gulf market:

  1. Notice period — typically 30–90 days; school year timing for children
  2. Gratuity payout — calculate expected amount before negotiating early exit
  3. Lease break — penalty often 1–2 months rent; sublet rarely legal without landlord consent
  4. Kahramaa final bill — settle before QID cancellation
  5. Bank account — close or dormancy fees; transfer gratuity + savings
  6. QID cancellation — employer PRO; dependents must exit or transfer first
  7. School transcripts — request before last term ends
  8. Car sale — used market active; registration transfer at traffic department

Grace period after job loss: historically 30 days to transfer sponsorship — confirm current MOI policy with PRO immediately.

Gratuity — worked example

Employee: QAR 12,000 basic salary, 4 years service.

First 5 years: 21 days per year × 4 = 84 days
Daily rate: QAR 12,000 × 12 / 365 ≈ QAR 394
Approximate gratuity: 84 × QAR 394 ≈ QAR 33,100

Allowances usually excluded — another reason to negotiate basic not just headline package.

Shipping and pets

Household goods: employer shipping allowance often 500–1,000 kg; excess at your cost. Doha port clearance needs QID — time shipment arrival after QID issued.

Pets: import permit via Ministry of Municipality; vaccination records; some breeds restricted. Budget QAR 2,000–5,000 clearance + quarantine if applicable. Pearl towers often restrict pets — confirm lease.

When things go wrong — PRO escalation

ProblemFirst action
QID stuck 6+ weeksWritten email to HR; ask PRO for daily tracker
Medical failRetest at approved clinic — employer handles
Family visa rejectedCheck salary certificate and lease letter; re-submit with lawyer
Employer withholding passportIllegal — file Labour Ministry complaint
Cheque bounce disputeLegal counsel immediately — criminal exposure in Qatar

Keep copies of every government receipt. Date your Metrash2 screenshots.

Single vs family relocation — different playbooks

Singles: Al Sadd/West Bay tower, minimal furniture, car optional first 3 months, focus on QID + bank in week 3.

Families: never sign 12-month lease until school place confirmed OR backup school enrolled. Trailing spouse on visit visa — plan conversion before overstay.

Property investors not employed locally: separate visa track — do not assume work visa rules apply. → Qatar residency by property

Doha neighbourhoods — relocation lens

Where you live is the highest-leverage call after salary structure. Below is how expats actually cluster — not official zones.

The Pearl-Qatar

Best for: waterfront lifestyle, walkable dining, freehold buyers testing area
Rent: premium — Doha rent by area
Commute: 15–25 min to West Bay off-peak; school bus common
Watch: parking, service charges if buying, smaller school pool on island

Lusail

Best for: newer towers, family amenities, World Cup legacy infrastructure
Rent: mid-premium
Commute: Lusail Tram + car; growing but not fully mature retail
Watch: construction pockets; verify bus routes to your school

West Bay / Al Dafna

Best for: CBD workers, couples, embassy district proximity
Rent: high for towers
Commute: walk or short drive to offices
Watch: limited villas; family schools often elsewhere

Al Sadd / Old Airport corridor

Best for: central access on budget
Rent: value central
Commute: 10–20 min to many offices
Watch: building age; noise; not compound lifestyle

Al Wakrah / Mesaieed direction

Best for: families maximising bedrooms per riyal
Rent: lowest mainstream expat belt
Commute: 25–45 min peak to West Bay
Watch: school bus dependency; heat at outdoor play

Compounds (Abu Hamour, West Bay Lagoon, etc.)

Best for: families wanting pool, security, community
Rent: often employer-allocated
Commute: varies
Watch: exit penalties; rules on pets and guests

Keep QAR 15,000 emergency buffer beyond deposits — PRO delays happen.

Communication and utilities setup

Mobile: Ooredoo and Vodafone — passport+QID for postpaid; eSIM tourist then swap.

Internet: fibre in most towers; QAR 300–500/month packages.

Kahramaa: electricity/water — tenant account; summer AC spikes normal.

Postal: unreliable for parcels — use Aramex/office delivery; Amazon.ae to Qatar common.

Social life and community — expectations

Qatar is quieter than Dubai. Plan your social life deliberately:

  • School PTA and sports clubs = fastest family friends
  • Embassy national day events
  • Doha Rugby, expat running clubs
  • Weekend trips: UAE drive, Oman, Saudi (visa rules apply)

Alcohol: Qatar Distribution Company permit for residents; licensed hotels — not retail like some UAE emirates.

Qatar culture etiquette

Tax and home-country obligations

Zero Qatar income tax does not mean zero global tax:

  • US citizens: FATCA filing continues
  • UK: statutory residence test if returning
  • Germany: Wegzugsbesteuerung and annual filing if ties remain
  • Russia: currency control and tax residency rules — consult advisor

Qatar tax expats · Gulf tax comparison

Relocation with teenagers

Harder than primary age:

  • IGCSE year 10 entry — subject choice locked soon
  • Social circle disruption — involve them in area choice
  • University planning — A-Level subject mix matters

Apply schools before accepting job if possible; conditional offer in writing.
