Apartments for Sale in Business Bay: Prices, Yields

Business Bay sits at the intersection of two powerful Dubai value propositions: DIFC proximity and canal-front lifestyle, at a meaningful discount to the Downtown Dubai address premium. For investors, that gap is the story.

A buyer who pays AED 1.1 million for a one-bedroom in Business Bay is 200 metres from the Dubai Canal, 5 minutes from DIFC, and 12 minutes from Burj Khalifa, for approximately 35 to 40% less than an equivalent Downtown unit. The yield difference reflects that discount: Business Bay runs 1.5 to 2 percentage points above Downtown gross yield on comparable stock, consistently in 2026 Ejari data.

What yield and entry pricing define Business Bay in 2026?

Business Bay typically delivers 6.5% to 8.0% gross in 2026, with studios from AED 680,000 and one-beds from AED 950,000 to AED 1.35 million. Invest Gulf separates interior mid-tier from canal premiums before quoting net. Net after AED 14 to 18 per sq ft often lands at 4.5% to 6.0%.

Business Bay typically splits into two buy-to-let markets for foreign buyers: interior-facing studios and one-bedrooms in established mid-rise towers that start near AED 900,000 and print 7.5% to 8.0% gross, versus canal-facing and branded plates from AED 1.3 million to AED 1.8 million that often land at 6.5% to 7.0% gross because rent premiums do not fully offset higher purchase prices. Invest Gulf underwriting for the area compares the same unit type, floor range, and furnishing standard with current Ejari evidence and the building Mollak budget, not a canal-wide average. DIFC walkability and Downtown spillover support tenant demand, while studio oversupply and handover listing waves remain the main void risks. Confirm DLD transfer of 4% and OA sinking-fund reserves before deposit.

Does the Dubai Canal premium justify Business Bay prices?

Canal-facing Business Bay apartments typically command a 15% to 25% price premium over interior plates in the same tower after the 2016 canal opening. Invest Gulf finds the rent premium often fails to match that price gap for pure yield buyers. Interior-facing units remain the sharper net-yield buy when Ejari comps are equalised.

DIFC is a 5 to 10 minute drive or a short walk via the Bay Avenue bridge. This commute relationship sustains strong demand from financial sector professionals on mid-to-upper-management salaries who want a walkable address without paying Downtown prices.

How do canal-facing and interior towers compare on yield?

Canal-facing one-bedroom units typically trade 15% to 25% above interior plates while rent premiums stay smaller, so interior mid-tier stock often wins on net yield. We use the table below for the area before brochure views decide the ticket. Confirm current Ejari and Mollak figures tower by tower.

TierTypical 1BR buy bandGross yield bandBest for
Interior mid-tierAED 900K to 1.1M7.5 to 8.0%Pure buy-to-let
Canal premiumAED 1.3M to 1.8M6.5 to 7.0%Lifestyle plus resale
Newer brandedAED 1.5M+6.0 to 6.8%Long hold, corporate tenant

Interior mid-tier buildings deliver the strongest pure-yield numbers. Canal-facing units offer a lifestyle and resale premium that can support capital appreciation, but not necessarily stronger net income.

What does a worked Business Bay net yield model show?

On a AED 1,050,000 interior one-bedroom with AED 72,000 Ejari rent, gross yield typically prints about 6.9% before costs. Invest Gulf nets near 5.0% to 5.5% after AED 12,000 service charges, 5% vacancy, and 8% management for the area. Fit-out and 4% DLD sit outside that baseline.

Insider tip: request 12 months of Ejari for the exact floor plate and Mollak history for that building only; Business Bay service charges of AED 12 to 28 per sq ft move net yield more than a AED 50,000 purchase-price swing.

On a AED 1,050,000 Business Bay interior one-bedroom with AED 72,000 Ejari rent, our underwriting starts at about 6.9% gross, then subtracts AED 12,000 service charges at AED 16 per sq ft on 750 sq ft, roughly AED 3,600 vacancy at 5%, and about AED 5,760 management at 8% of rent, leaving net near 5.0% to 5.5% before any fit-out. Canal-facing comps at AED 1.3 million to AED 1.8 million often need AED 90,000 to AED 120,000 rent to defend 6.5% to 7.0% gross, and net can fall below interior stock when service charges sit at AED 18 to 22 per sq ft. Rebuild the sheet with trustee and agency lines on acquisition, and treat Downtown spillover as a liquidity support, not a guaranteed 5 year appreciation floor for the area.

Who rents in Business Bay and what do they pay?

Business Bay tenants typically include DIFC professionals and regional visitors paying higher rents than JVC mid-market stock. We expect stronger renewals when fit-out matches corporate standards. Older low-spec towers face voids beyond the 5% vacancy allowance.

  • Corporate renewals cluster around September moves
  • Fit-out quality drives AED rent premiums more than canal views alone
  • Low-spec towers need longer marketing than the 5% void model

What service charge risk sits in Business Bay towers?

Business Bay service charges typically run AED 14 to 18 per sq ft, with spreads of AED 12 to 28 per sq ft that can erase 0.5 to 1.0 yield points. We require the OA budget and three-year charge history for the area before SPA. Sinking-fund gaps remain common despite RERA reforms.

Should you buy off-plan or ready stock in Business Bay?

Ready Business Bay stock at AED 1,100 to 1,400 per sq ft typically beats off-plan at AED 1,800+ per sq ft on day-one yield. Invest Gulf only justifies a 25% to 40% off-plan premium when appreciation is underwritten separately for the area. Handovers in 2027 to 2028 need tower-specific liquidity checks.

Active projectDeveloperApprox priceHandover
Canal-front boutique launchesVariousAED 1,800 to 2,400 per sq ft2027 to 2028
Bay Square infill projectsMultipleAED 1,400 to 1,800 per sq ft2027

What red flags should pause a Business Bay purchase?

Business Bay red flags typically include missing 12 months of Ejari for the floor plate, Mollak double-digit service charge hikes with no sinking fund, or an OA ban on your tenancy strategy. We also pause off-plan assignments with no recent closes in the same tower. Confirm DET rules before STR.

  • Missing 12 months Ejari on the same floor plate
  • Double-digit Mollak hikes without a sinking fund plan
  • OA bans on the long-let or holiday-home strategy you modeled

What five-year hold outcome is realistic in Business Bay?

A five-year Business Bay hold in 2026 typically blends 4.5% to 6% net cash yield with moderate growth tied to DIFC and Downtown spillover. We model 12 to 18 month resale compression when neighbouring towers hand over together. Track quarterly DLD volume, not only listing counts.

Is holiday-home rental viable in Business Bay?

Business Bay STR typically requires a DET holiday-home permit at AED 1,520 per year plus Tourism Dirham per occupied night, and only about 40% of towers permit short stays. We underwrite business-traveller demand near DIFC rather than beach tourism for the area. Canal-facing plates usually achieve the highest nightly rates.

How does mortgage financing work for Business Bay investors?

UAE banks typically lend up to 75% LTV for non-resident buyers on ready Business Bay stock, with resident LTVs often near 80% subject to salary transfer. We budget total acquisition costs of about 6% to 9% above purchase price for cash buyers. See Cost of Buying Property in Dubai.

Which Business Bay clusters fit yield versus lifestyle buyers?

Bay Square and canal-adjacent premium towers typically attract lifestyle buyers and corporate tenants at AED 1.3 million-plus tickets. Invest Gulf points yield-first landlords to eastern interior mid-rise clusters for stronger percentage returns. Fit-out expectations stay simpler on those plates.

  • Lifestyle: Bay Square and canal premiums from AED 1.3M
  • Yield: eastern interior mid-rise near AED 900K to 1.1M
  • Confirm Mollak before choosing cluster for the area

When should you list or exit Business Bay stock?

List when Ejari renewals cluster in your tenant profile (September for corporate, June for family) and when competing towers are not in bulk handover. We budget 4% DLD on resale plus agency fees in exit math for the area. Avoid listing into a 12 to 18 month handover wave if you can hold.

Off-plan vs ready: Business Bay 2026 filter

Business Bay off-plan assignment liquidity is typically tower-specific, so verify NOC fees and recent closes before a pre-handover flip. We prefer ready-stock DD with 12 months Ejari, Mollak, and OA minutes on facade or chiller works. Service charges of AED 12 to 28 per sq ft dominate net.

  • Ready stock: day-one rent at AED 1,100 to 1,400 per sq ft entry
  • Off-plan: AED 1,800+ per sq ft needs a separate appreciation case
  • Always pull Mollak for the building, not the community average

Canal vs interior: tenant and void reality

Interior Business Bay stock typically prints higher gross yield than canal plates, but voids lengthen in July to August when corporate moves pause. We underwrite canal units as liquidity-over-yield trades versus JVC before SPA.

  • Interior 1BR bands: AED 900,000 to AED 1.1 million at 7.5% to 8.0% gross
  • Canal 1BR bands: AED 1.3 million to AED 1.8 million at 6.5% to 7.0% gross
  • July to August voids often exceed the 5% annual vacancy allowance

What macro factors affect a five-year Business Bay hold?

DIFC employment growth, Dubai Canal retail completion, and studio oversupply in adjacent communities typically feed Business Bay void and pricing. We track DLD transaction volume in the community quarterly. Broker listing counts alone are not enough for exit timing.

  • Watch DIFC headcount and Downtown spillover each quarter
  • Track studio handover waves that lift void risk
  • Use DLD volume, not listing counts, for exit timing

Frequently Asked Questions

Business Bay delivers gross yields of 6.5 to 8.0% on studios and one-bedroom apartments based on Q1 2026 Ejari transacted rents. Canal-facing units in premium towers at the lower end of the gross range (6.5 to 7.0%) due to higher acquisition prices. Non-canal interior units in mid-tier buildings hit 7.5 to 8.0% gross. Net yield after service charges (AED 14 to 18 per sq ft), management, and vacancy lands at 4.5 to 6.0%.

One-bedroom apartments in Business Bay secondary market trade from AED 900,000 for basic-finish interior-facing units in older towers, to AED 1.8 million for canal-facing units in premium 2020s-era buildings. The most traded price band for a buy-to-let 1BR is AED 950,000 to 1,350,000. Studios start from approximately AED 680,000 in the secondary market.

Business Bay has a growing STR market driven by DIFC corporate demand, proximity to Downtown and Dubai Mall, and Dubai Canal views. It is not as strong an STR market as Marina or JBR because it lacks direct beach access, but business travellers and short-stay visitors on Dubai Creek Harbour and Downtown itineraries choose Business Bay for the pricing discount vs Downtown. DET holiday home permits are available; check individual building rules as not all permit STR.

Business Bay is adjacent to Downtown and offers similar DIFC connectivity at a 25 to 40% price discount. Gross yields in Business Bay (6.5 to 8.0%) are higher than Downtown (4.5 to 6.0%) and the tenant base is similar, financial sector professionals, regional business visitors, and upscale expats. The trade-off is that Business Bay lacks the Burj Khalifa address premium that drives Downtown's strongest capital appreciation and commands a price floor on branded-tower resales.

Business Bay's primary risks are oversupply in the studio and lower-floor segments, a high concentration of off-plan investors who may sell simultaneously at handover creating price pressure, and service charges that are above the Dubai average in newer towers. The community also lacks a strong neighbourhood retail and F&B offering outside the canal strip, tenant satisfaction surveys consistently rate Business Bay lower than Marina or Downtown on lifestyle convenience, which affects renewal rates for family tenants.

What is on the market in Business Bay?

Business Bay offers central Dubai addresses at a discount to Downtown, with one-bedrooms from around AED 1.15 million and studios from around AED 850,000 at AED 1,500 to 2,100 per square foot. The stock is towers handed over between 2010 and 2026, and the quality dispersion between them is wider than in any other central district.

Unit typeTypical sizeEntry priceTypical rentGross yield
Studio450 to 580 sq ftAED 850,000AED 60,000 to 70,0007.0% to 8.2%
One-bedroom700 to 900 sq ftAED 1,150,000AED 80,000 to 95,0006.9% to 8.0%
Two-bedroom1,100 to 1,400 sq ftAED 1,800,000AED 120,000 to 145,0006.5% to 7.6%
Three-bedroom1,700 to 2,100 sq ftAED 2,800,000AED 180,000 to 215,0006.2% to 7.2%

The canal is the district’s defining feature and its main pricing variable. Canal-facing units carry a premium of roughly 10% to 20% over interior stock in the same tower, and unlike the Downtown view premium a canal frontage is protected by the waterway itself rather than by an undeveloped plot.

An insider tip on the Business Bay tower spread

Insider tip: Business Bay has the widest building-quality dispersion of any central Dubai district, and two towers at the same AED 1,700 per square foot can differ by a full percentage point of net yield. The driver is the service charge, which ranges from AED 15 to AED 22 across the district, and on a 850 square foot one-bedroom that AED 5,950 gap is 7% of gross rent. The second variable is the owners association arrears position, which in a district with this many separate developers varies more than in a single-developer community. Ask for two years of approved budgets and the arrears rate before comparing two units, because a tower where a material share of owners are behind is a tower where the maintenance budget is not being spent and the reserve is not being built.

Who rents in Business Bay, and how does that compare with Downtown?

Business Bay demand is corporate and young-executive led, drawn by proximity to Downtown and DIFC at a rent 20% to 30% below the Downtown equivalent. That produces a tenant pool that is large, price-aware and moderately mobile.

  • Tenancy length runs 12 to 24 months, similar to Marina and shorter than a family district
  • Re-letting takes three to six weeks for a well-priced unit, slower than Marina and faster than the outer belt
  • A vacancy allowance of 6% is realistic, rising to 7% in towers set back from the canal
  • Short-let is permitted in a portion of the towers and the demand is business-travel weighted, which flattens the seasonal trough compared with Marina or Palm

The comparison with Downtown is the whole point of the district. A tenant paying AED 90,000 in Business Bay would pay AED 115,000 to 120,000 for a comparable one-bedroom in Downtown, and the commute difference is a few minutes. For a landlord that translates into 1.7 percentage points more gross yield for an address that most tenants treat as functionally equivalent.

What should a Business Bay buyer check?

Six items, and the first three account for most of the difference between a good and a poor purchase here.

  • The service charge across two years of approved budgets, since the AED 15 to 22 spread is worth a full percentage point of net yield
  • The owners association arrears position, which varies widely in a district with many separate developers
  • Whether the unit is canal-facing, set back, or overlooking a plot that can still be built on
  • The chiller arrangement and any separately billed capacity charge payable during a void
  • Short-let permission, set by the association rather than by the permit
  • The handover pipeline within the district, because Business Bay still has plots in development and a block of completions competes for the same tenant pool

Our underwriting treats the canal frontage as a durable premium and any other view in this district as a temporary one, because the district is not built out and the plots between towers are developable.

Business Bay against Downtown and Dubai Marina

The three are the standard central shortlist and they are not substitutes.

  • Business Bay at 6.5% to 8.0% gross: the yield answer in central Dubai, widest tower dispersion, canal premium available, ongoing supply
  • Downtown Dubai at 4.8% to 6.2%: the address answer, highest charges at AED 20 to 28, deepest prime resale, view premium unprotected
  • Dubai Marina at 6.0% to 7.5%: deepest liquidity, strongest short-let case, almost no new supply

A buyer optimising income within a central address should take Business Bay and choose the tower carefully. A buyer optimising resale speed should take Marina. A buyer optimising address should take Downtown and accept the yield.

A worked Business Bay purchase

This worked example takes a one-bedroom in Business Bay at AED 1.15 million, 850 square feet, in a tower charging AED 18 per square foot, bought for cash and let on a twelve-month contract. The purpose is to show what the tower choice does to the return in a district with this much building dispersion.

Acquisition. The transfer fee at 4% is AED 46,000. Agency commission at 2% plus VAT is AED 24,150. The trustee fee is about AED 4,200 and the developer no-objection certificate around AED 2,500. Closing costs total roughly AED 76,850, a premium of 6.7%, taking the all-in figure to AED 1,226,850.

Income. A one-bedroom of that size in a mid-tier Business Bay tower lets in the AED 88,000 range, which is 7.7% gross on the purchase price and 7.2% on the all-in figure.

Deductions. The service charge at AED 18 per square foot is AED 15,300. Management at 6% of rent is AED 5,280. A vacancy allowance at 6% is AED 5,280. A maintenance provision at 0.5% of value is AED 5,750. Total deductions are AED 31,610.

Net rent is about AED 56,390, which is 4.9% on the purchase price and 4.6% on the all-in figure. Now run the same unit in a tower charging AED 22 rather than AED 18: the charge rises to AED 18,700 and net rent falls to AED 52,990, or 4.6% on the purchase price. That AED 3,400 difference is the whole argument for reading the approved budget before comparing two units on price.

Where should a Business Bay buyer go next?

Shortlist two towers rather than two units and compare them on the approved service charge budget and the owners association arrears position, because in this district those two documents explain more of the return spread than the canal view does. Then decide whether the canal frontage premium of 10% to 20% is worth paying, remembering that it is protected by the waterway while any other outlook in Business Bay is not.

The central district comparison sits on the Dubai property hub, and the city-wide yield picture on apartments for sale in Dubai.

How does financing work in Business Bay?

Central bank ceilings apply as everywhere: up to 80% for a UAE national and 75% for an expatriate resident on a first property under AED 5 million, with non-residents at 50% to 65% and at pricing above resident rates. On a AED 1.15 million one-bedroom a non-resident funds AED 402,500 to AED 575,000 in cash before AED 77,000 of closing costs.

Business Bay valuations are generally straightforward because the transaction volume is high and the comparable set within a tower is usually adequate. The complication is dispersion: a valuer comparing across towers rather than within one can produce a figure that reflects the district rather than the specific building, which cuts both ways depending on where the target unit sits in the quality range. Add mortgage registration at 0.25% of the loan, a bank arrangement fee near 1% and a valuation of AED 2,500 to 3,500. The ceilings are in UAE central bank mortgage rules.

Is Business Bay right for a first Dubai purchase?

For a buyer who wants a central address with a working yield, Business Bay is the most defensible answer in Dubai and the reasons are arithmetic rather than promotional. It delivers 6.5% to 8.0% gross against Downtown’s 4.8% to 6.2% for a location most tenants treat as functionally equivalent, and it carries a canal frontage that is protected by the waterway rather than by an undeveloped plot.

The condition attached is that the tower choice does more work here than in any other central district. A AED 15 charge and a AED 22 charge on the same price per square foot is a full percentage point of net yield, and the approved budget is the document that separates them.

What are the risks specific to Business Bay?

Three, and the first is the one that separates a good purchase from a poor one in this district.

Tower dispersion. Business Bay has the widest building-quality range of any central Dubai district, spanning stock from 2010 to 2026 built by many separate developers. Service charges run AED 15 to 22, owners association competence varies, and two units at the same price per square foot can differ by a full percentage point of net yield. The information is in the approved budgets and the arrears rate, and it is available before an offer.

Remaining supply. Unlike Downtown, the district is not built out. Plots between existing towers are developable, which means any view other than the canal is temporary and a block of completions can compete for the same tenant pool. The pipeline is public through off-plan registration and worth checking for the eight quarters after a planned purchase.

Plant age at the older end. Towers handed over between 2010 and 2014 are entering their first major chiller, lift and pump replacement cycle. Whether that arrives as a routine expense or as a special levy depends on the reserve fund, which is the document to ask for before the price is agreed rather than after.

Who should not buy in Business Bay?

Two buyer scenarios, and both are avoidable with one document.

The buyer who selects on price per square foot alone. At AED 1,500 to 2,100 the district looks uniform and it is not: the AED 15 to 22 service charge spread means two units at the same price can return 4.6% and 4.9% net on identical rent. Reading the approved budget before the offer resolves it in an afternoon.

The buyer paying a premium for a non-canal view. Business Bay still has developable plots between its towers, so any outlook that is not across the water can be built out. The canal frontage premium of 10% to 20% is durable because the waterway is permanent; a premium paid for a sightline across a vacant plot is not.
